Six things you should check when viewing a house for the first time

When you’re viewing a new place, it’s easy to get swept up by large bay windows, or how close it is to your favourite coffee shop.
But whether you’re renting or buying, the little details you overlook can turn daily life into a nightmare – and you might not spot them until it’s too late.
New research from e.surv Chartered Surveyors found that 43% of homeowners discovered issues within just four months of moving in, with many spending just 43 minutes in total viewing the property before making an offer.
And it’s not just buyers who need to stay alert. Competitive rental markets, particularly in cities, mean renters often feel rushed into making decisions, overlooking red flags in the process.
To help make sure you’re not caught out, Metro spoke to Rob Owens, e.surv’s head of research, about the six key things you shouldn’t overlook.

It might seem a bit OTT during a quick house viewing, but poor water pressure and temperamental hot water can be a source of daily frustration.
Rob says: ‘Always run taps and showers during a viewing to check both pressure and temperature consistency.’
Because let’s face it, no one wants to come home after a long day to a cold shower.
Visit at different times of day
A street might look peaceful at 11am, but what’s it like at rush hour? Or on a Friday night. Rob recommends visiting multiple times, if possible – or at least paying attention to nearby traffic, pubs or nightlife.
‘A flat might seem quiet during the day but could be noisy at night due to traffic, nightlife or thin walls. Visit at different times or ask neighbours to avoid surprises,’ Rob says.
Check for fresh paint

Newly painted walls might seem like a plus, but they can also hide dampness and mould.
Rob says: ‘Damp and poor ventilation can lead to health issues and expensive repairs. Always check corners, ceilings and bathrooms.’
Test your phone signal
Bad signal is more than a minor inconvenience, especially if you work from home.
‘Connectivity is essential, especially for remote work. Some buildings, like basements or those with thick walls, can block signals. Test your phone and ask about broadband connectivity,’ Rob says.
Clarify what’s included
Is that comfy sofa staying? What about the washing machine? Don’t assume anything, especially if you’re renting.
Rob says: ‘Renters often assume furniture is included or not. Always clarify what comes with the property and get it in writing to avoid unexpected costs or removals.’
Open windows and doors
It might seem minor, but potential issues could be spotted by simply opening, closing and giving fittings a once-over.
Look out for draughts, loose fittings or locks that don’t feel secure. These can be expensive to fix and frustrating to live with.
