North Kingstown anticipates housing boom with 500 new units planned
Housing projects are in the pipeline in North Kingstown.
Town leaders told NBC 10 about 500 new units are in the works.
Steve Moran of Moran Properties opened their latest luxury apartment complex in January on Saw Mill Dr. in North Kingstown, and they're working on a number of other housing projects, including housing along Post Road, Devil's Foot Road, and near Wickford Junction.
"That's what the town is trying to do, is to focus this in areas where the infrastructure is in place and has the least amount of impact," said Moran.
Moran Properties is hoping to break ground on their new Post Road property in the next year and a half. It will feature an estimated 96 units, three 28-unit buildings, 12 townhouse style units, garage space available, with 20% of it being affordable units.
An additional, already approved, 152 units are set to go up near the train station, Wickford Junction. Moran said there will be three 30-unit condo buildings and a 62-unit apartment building in the future. Garage parking will be available, and 15% of the units would be affordable.
"This is like the newest wave of what smart growth is all about," explained Moran. "You have a commuter rail station it's literally attached to, two minutes away from the highway," he said.
Development is also in the works on Devil's Foot Road. Moran told NBC 10 they'll create 80 new units and 20 four-plex flats. 25% of the units would be reserved for affordable housing, and the rest are considered moderately priced units.
Moran said the new developments are not jeopardizing the character of the town.
"If nothing it's enhancing the character," he said. "Post Road's been on life support since Quonset pulled out," Moran said.
"We spent a lot of years getting it so that's where things go," said North Kingstown's Director of Planning and Development, Nicole LaFontaine. "We're hoping it revitalizes Post Road and we're seeing businesses start to come back because of the fact that this housing is happening," she said.
Another developer, Tony Fiore, is behind the housing project near the restaurant, Back 40. Fiore told NBC 10 there will be 88 total units, with 40 of them set to open by Labor Day, if not earlier.
