One of the largest privately owned ranches in Oklahoma is listed for $47.27 million.

A single piece of property, perfect for ranching and larger than some small towns in Oklahoma, has been listed for sale for $47.27 million in southeast Oklahoma.

Near the town of Atoka, Oklahoma, abutting McGee Creek State Park and the McGee Creek State Wildlife Management Area, is what a news release calls one of the largest privately owned ranches in Oklahoma history, DOK Ranch. Encompassing an impressive 10,504 acres, the ranch is the largest listing that Ranchman Properties has ever brought to the market.

"As a lifelong cattle rancher, I know the DOK is ideal for livestock," Jason Trosper, co-owner of Ranchman Properties, said in the release. "With a holding capacity of 2,500 yearlings, or 800-900 cow/calf pairs, this ranch can meet all a cattleman’s needs."

Fellow co-owner of Ranchman Properties, a farm and ranch real estate team serving Texas and Oklahoma, Ben Clark said it's the largest ranch on the market right now in Oklahoma.

Here's what to know about why the property is special.

What to know about the DOK Ranch, listed for $47.27 million

Ranches of this size rarely go on the public real-estate market, Clark said.

"With over 17 miles of creeks, 60-plus ponds, and tons of wildlife, DOK Ranch is truly one of a kind," Clark said.

This 10,500-acre property, perfect for ranching or a variety of other uses, has been listed for sale at $47.27 million. Found east of Atoka, Oklahoma, the property sits alongside McGee Creek State Park.

Here are some other features of the property, including possible uses:

  • It's located within a two-hour drive of Dallas-Fort Worth, Oklahoma City, and Tulsa.
  • There are more than 2,500 acres of mature timber.
  • Home to a range of wildlife including dove, ducks, hogs, small game, turkey and whitetail deer.
  • The more than 2,500 acres of current forest canopy offsets more than 12,600 tons of carbon monoxide annually. There are also more than 7,000 acres where reforestation is possible.
  • More than 3,800 acres of gently rolling pastureland, perfect for grazing livestock.
  • Plus, there are 9,988 buildable acres for solar leases with strong wind production potential.
