House of the Week: A Hidden Gem in a Boca Raton Historic District

Doug Greenhut, 58, and Wendy Greenhut, 59, were living in Delray Beach, Fla., when they saw a magazine ad for a modernist home in Boca Raton. The pair spent 20 years in their midcentury modern house, but didn’t like how the area had changed from a quiet beach town into an overcrowded vacation destination, says Doug.

As soon as they stepped inside the Boca house for the first time, they were hooked. “We wanted something different and unique,” Wendy says.

Different and unique is exactly what the couple got. Not only is it rare to find a modern home in Boca’s Old Floresta historic district, where the prevailing style is Mediterranean, but it’s become more unusual to find a luxury home that’s not part of a gated community. The house, which was designed by Danish architect Paul Robin John, is tucked away among the trees, and has a flat roof and glass walls.

The couple spent roughly $300,000 renovating the home.

The Greenhuts, who co-founded The Book Company, which supplies bulk and customized books in the promotional products industry, won a bidding war to buy the home in 2017. They paid $1.265 million, slightly above its asking price.

The house needed updating, so the couple spent around $300,000 redoing the swimming pool, renovating all the bathrooms and updating the air-conditioning.

The renovation included placing porcelain pavers around the pool.

They resealed the roof, which is flat, and installed a full house generator.

Can’t-miss features

The primary suite takes up the entire second floor and includes dual bathrooms, separate walk-in closets and an office with a balcony. Across the pool breezeway is a separate studio guest suite with a bathroom, which Wendy uses as an art studio.

The Greenhuts rave about the yellow-crowned night herons that roost every year in their trees, especially the babies, who they say walk by the pool after they’re born.

Reason for selling?

For the past 20 years, the Greenhuts escaped the sweltering Florida summers at a house they owned by Lake Placid, N.Y. They sold it two years ago to buy 15 acres bordering the Kaaterskill Wild Forest in West Saugerties, a hamlet in New York’s Ulster County, because they wanted to design and build their own custom home, which will be finished at the end of June.

Their daughter is married and lives in Chicago, freeing them up to move around, they say. “We are on a journey together,” says Doug.

Old Floresta is a historic district located west of downtown Boca Raton. In September 2024, a 6,700-square-foot, six-bedroom house sold for $5.9 million. A 6,393-square-foot, five-bedroom farmhouse sold in June 2023 for $6 million.

For Boca Raton as a whole, the median listing home price was $555,000 in March 2025, down 10.3% year-over-year, according to Realtor.com. The median luxury home listing price was $2.5 million in April 2025, down 5.7% from April 2024, according to the listing agent Gerard Liguori of Premier Estate Properties. The current median days on market for luxury homes is 42 days, down from 82 days a year earlier.
